  • Over the past five years, inventory has followed a highly seasonal pattern—rising in the summer and dropping in the winter. Historically, 300 homes on the market has been considered the benchmark for a “balanced” market here.
  • This June, we’re as close to that balanced number as we’ve been in recent memory. This means there’s a near-even match between buyers and sellers—no overwhelming advantage for either side.

New Listings: Seasonal, but Growing

  • New listings surge in spring and early summer and dip in winter, year in and year out.
  • Low point: 101 listings in December 2024.
  • Peak: 293 listings in May 2025, just under that balanced 300-mark.
