First: Why This Move Is Harder Than It Sounds

Upsizing in Greater Lafayette is not as simple as finding a bigger house. The neighborhoods that work for a couple with one toddler look different than the ones that work for a family with three school-age kids. School district boundaries, commute patterns, lot sizes, and price jumps between neighborhoods all matter more at this stage than they did when you were buying your first place.

The good news is the market here still gives families real options at prices that would be unthinkable in Indianapolis, let alone a coastal market. The challenge is that the best homes in the most desirable upsizing neighborhoods move quickly. I tell families all the time — when you start feeling cramped, that is the time to have the conversation. Not after you have been living cramped for a year.


Highland Park and Valley Center: The First Upgrade Most Families Make

If your starter home is in central Lafayette and you need more room without completely blowing up your budget, Highland Park and Valley Center are where most families land first.

Homes here run roughly $200,000 to $280,000 and give you the things that matter at this stage — three or four bedrooms, a real backyard, a neighborhood where kids can actually be outside, and proximity to Columbian Park. Jefferson High School and Hershey Elementary serve this area and both have strong reputations. The streets are established, the neighbors tend to stay, and the value holds well.

This is the move that makes the most financial sense for families who are not ready to jump to West Lafayette prices but have genuinely outgrown their current space.


Vinton and Vinton Woods: More Space, More Walkability, Less Than You Would Expect

Vinton and Vinton Woods do not always come up in the first conversation, and that is a mistake. Located west of downtown Lafayette, these neighborhoods offer ranch-style homes and roomy two-stories in the low $200s — with yards that actually accommodate a trampoline or a garden or whatever your family actually needs the space for.

The commute times here are genuinely good. Subaru, Purdue, and downtown Lafayette are all within easy reach. Families who want walkability and a tight-knit neighborhood feel without paying West Lafayette prices consistently tell me they wish they had looked here sooner.


West Lafayette: When the Schools Become Non-Negotiable

At some point in the family upsizing conversation, schools move to the top of the list. For a lot of Greater Lafayette families, that means West Lafayette.

West Lafayette Jr./Sr. High School is ranked #4 in Indiana. That is not a talking point — that is a state-issued ranking, and it moves real estate. Median prices in West Lafayette hover around $450,000, and the homes at that price point are delivering — newer builds, family-sized layouts, and neighborhoods designed around the kind of life families with school-age kids actually want to live.

What I tell families considering this move: do not wait until your oldest is in middle school to start thinking about it. The best homes in the West Lafayette school district sell in days. Buyers who are not ready to move quickly lose homes to buyers who are. If West Lafayette schools are your target, let’s talk now and build a plan before the right house shows up.


South Lafayette Subdivisions: New Construction Without the Custom Home Price Tag

Blackbird Farms, Hawk’s Nest, and Huntington Farms keep showing up in upsizing conversations for one simple reason — they deliver modern construction at a price that still makes sense for families working within a real budget.

Open floor plans, three-car garages, larger lots, and the kind of layout that actually works for how families live today. These subdivisions have grown quickly because the demand is real. If you want new and you want space and you do not want to pay custom home prices to get it, south Lafayette is worth a serious look.


What Is Driving So Many Families to Upsize Right Now?

A few things are happening simultaneously that are pushing the Greater Lafayette upsizing market.

Remote and hybrid work changed the math on home size for a lot of families. A dedicated office went from a luxury to a necessity for many households, and the starter home that worked pre-2020 simply does not have the room. At the same time, Greater Lafayette’s job market has expanded steadily — Purdue growth, Subaru, Caterpillar, Wabash National, and now the announced SK-Hynix semiconductor investment that is expected to bring more than 1,000 high-paying jobs to the region.

When incomes go up and the home no longer fits, people move. That is what is happening in this market right now, and the families who act while inventory is available are making the right call.


What I Tell Every Family at This Stage

The biggest mistake I see is waiting too long. Families get comfortable with cramped. They tell themselves they will wait until rates drop, or until the market softens, or until the kids are a little older. And then the year that made sense to move passes, and the homes they could have had are gone.
