SK Hynix: The Name Everyone’s Talking About

SK Hynix. Anybody know those words? If you’re in the Lafayette area, you’ve probably heard them. They’re a South Korean manufacturer of chips—not the potato kind, but advanced computer chips largely used in AI products. They’re bringing a major chip packaging plant to West Lafayette.

Site Work Underway Right Now

That progress hasn’t come without controversy, but site work is definitely underway. The fencing around the site is up—I drove by it earlier today. There’s silt fencing surrounding the property, two layers of it about two feet tall, plus a run of chain link fencing. Multiple site graders are staged out on the western end of the property.

They’re about to start grading the land for the SK Hynix site. I didn’t see anyone moving dirt today, but it will be in the next few days. Once those large excavators start moving ground, construction has started.

Neighbors Push Back on Rezoning

Homeowners and residents surrounding the SK Hynix site in West Lafayette aren’t all on board. Many are really unhappy with the rezoning that happened on what I’ve come to call Site B. They’ve been pleading to have that decision rescinded.

SK Hynix originally started on Site A, the parcel immediately to the west, which was already zoned for what they needed. They could have proceeded without rezoning. But for their own internal reasons, they decided Site B was slightly better. That’s when the uproar really began.

Court Cases Still in Play

A couple of court cases are still ongoing. There was a hearing today where the judge reprimanded both sides: you’ve been at this for months and don’t seem any closer to resolution. The plaintiffs—local residents—are trying to get discovery from SK Hynix, Purdue Research Foundation, Purdue, and the City of West Lafayette. They’re working to define the scope.

The defendants, led by SK Hynix, are pushing back, saying they’ve provided all publicly available information. SK Hynix has also made notice they’re starting grading and construction, noting certain rights can’t be pulled back once work begins.

Caveat Constructor Changes Nothing Yet

There’s also the concept of caveat constructor: just because you build something doesn’t mean you had the right to do it. This is still under review from the defendants’ side. We haven’t heard the last of this by any means.

Fast Timeline to 2028

Dirt is going to start moving in the next few days, followed by grading, foundation work, drainage, and soon going vertical. SK Hynix plans to be fully online by the end of 2028—that’s two and a half years from now. That’s a normal timeline for a project of this size and scope, but they’re definitely not moving slow.

Construction kicked off at the beginning of March while court hearings continue to move along slowly. The judge even said, “What do I need to do to make this go?”
